Rental Agreement for

Oasis Resort Unit #156

2345 S. Cherokee Way, Palm Springs, CA

This is a rental agreement with rules and regulations for the condominium rental located at 2345 South Cherokee Way, Unit #156, Palm Springs, CA 92264.  Terms of this agreement are agreed upon between Beth & Andy Ham, PO Box 118, Kings Beach, CA 96143 ("owner") and "renter" as filled out on the online form. Please read this agreement and electronically fill out renter information below if you agree to the terms of this agreement.  Payments can be sent by check, Venmo, or Zelle to the owner’s bank account (arrangements to be made between the renter and owner).  Reservations and confirmation are contingent upon receipt of same.

The front door key is located in a lock box by the front door.  A couple days prior to check in date, a Welcome letter with the keycode to the lockbox will be provided to guests. Lockouts could result in having to call a locksmith, the cost of which will be paid by the renter (so be sure to keep the key in the lockbox and use the front door keys provided inside the condo). First entry through the resort gate must be cleared through the Oasis front desk via the phone located at the gate.  Tell them you are visiting unit # 156.  The entry card will be located in the condo for gate entry during guest stays. Please take any non-working gate entry keys to the front desk at the Oasis main clubhouse to have them rekeyed (please check with Beth when the end date should be).

RENTAL RULES AND REGULATIONS

1.  This is a non-smoking unit. Please NO SMOKING either in the condo or on the patio. Any smoking detected will incur additional cleaning costs deducted from guests’ deposit check.

2.  Absolutely NO PETS are allowed in  the condo.

3.  The damage deposit is not converted to rent and is fully refundable within 14 days after rental providing the following:

• No damage, losses or breakage to the unit or its contents beyond normal wear and tear.
• All debris, rubbish and discards are placed in the dumpster.
• All dishes are placed in the dishwasher and the dishwasher started.
• No charges are incurred as a liability to the unit.
• The Oasis Resort gate cards are left on the table by the front door.
• No violation or charges are incurred from the Oasis Resort for non payment of services or rules violation.

4.  Cancellations (for stays other than January, February and March, those are subject to separate agreements made between owner and renter) made 60 days before occupancy will be refunded with no penalty.  Deposits will be kept if cancellations are made less than 60 days but more than 30 days prior to reservation start date. No refunds will be made after 30 days prior to reservation start date for any cause whatsoever.

5.  No maid services is included in this rental, however, a cleaning and linen service is available for an additional $100-$150 each time ordered, payable by the guest. These arrangements must be made in advance. 

6. Check-in time is after 3:00 p.m. and check-out time is by 11:00 a.m.  Check-outs made later than 11:00 a.m. will incur a $40 per hour late charge unless prior arrangements have been made between guests & owners and agreed to beforehand.

7.  Any exceptions to these rules must be approved in writing in advance.
